1. Rewards for the lazy and incompetent and often protected to hide their inability to carry out their duties
2. Hard working and competent staff overlooked and given more work because managers know they will complete and carry out to a high standard
3. Workload not manageable so tasks not completed as well as they should be
4. High expectations with very little support
5. Not enough investment in front line workers ( without us the company would cease to function
6. Bullying not dealt with effectively. There is no where to turn to as all ( HR, management etc) close ranks. The perpetrators are described as ‘ that’s their personality, they’re like that with everyone’. Leaving the victim to suffer and also then being asked to continue and work with the bullies as if nothing really happened. And if they don’t ‘they’ the victim is the one at fault.
7. Repairs department (SMCL) not competent. Contractors paid for work either not carried out or carried out to a poor standard. Rarely the operatives fault, more the admin side.
8. No overtime pay for housing management, instead TOIL offered. Housing staff often work in excess of their contracted hours. The option to have this paid should be given. It’s offered to the maintenance side of the business.
9. Senior management to work as a Housing Officer for a week to see if workload is manageable. Staff are often fire fighting, but the fire could have been avoided in the first place if workloads and tasks were better monitored. HO’s often told of disciplinary action for tasks not completed. There isn’t enough time to complete the tasks! And if they are it is often at the detriment of the staff member, their health and their work/home life balance.
