Pros

Their CONCEPT could be great for employees. If it worked.

I feel like all of the positive reviews here are from higher-ups trying to keep their false image alive, which is all it seems to have going for it. I left my full-time job to make this my full-time job based on what the recruiter told me, but they over-hired while there was no work to be given, changed their entire pay structure after I was hired (and only continued to cut into the pay structure in negative ways to employees), and their communication is atrocious (everyone keeps sending you to someone else, making you go in circles with no resolution/answers or clear lines of who to contact). I feel like no one knows who is actually in charge and it was a chaotic mess. My experience (and what I heard from every Realtor there I was actually able to talk to) is that it was a misleading company and beyond a waste of time and money. It cost me more money than I was able to make back so it made no financial sense to have to be tied to them as my broker. If they somehow figure out their mess and survive, maybe it will be a decent company to work for. But, for now, do not waste your time.

A discriminatory environment, there is no equal opportunity for employees just lip service. Their standard believe here, If you haven’t been at this company for three years; you don’t have a clue. The attitude here is that they are doing something unique and no one has ever renovated a home prior to Opendoor doing so. They don’t want people who are incapable of thinking for themselves because often the Area Managers have limited construction knowledge or management skills. You will be forced to endure foul mouthed managers who think it’s proper to share there crude innuendos with you. They don’t allow a HPM to approve a scope of work they wrote on a home, it must be approved by an Area Manager who’s never even been there. No HPM is allowed to make a decision, it is dictated to them right down who you must used to do the work and to the time the scope has to be submitted. Then there’s to hacks they call a GC, handymen at best with no licensure. These guys are the bottom of the barrel that you are forced to use, you can’t even choose who you want out of the collective group of hacks. Then they audit you on their work. Definitely not a conducive environment for success. Daily desertions are force feed to you on faster, cheaper and quality, their matrix data which of course never shows the full picture. It’s quite the oxymoron and quite an impossible feat with the hacks they call GC. They want the group to function as a collective without any individual thought. If you want someone to do your thinking, enjoy micromanagement; this is the right place for you. You’ll have joined the cult. They continually force feed you the line about being an inclusive environment, it’s anything but. Events are scheduled in locations making it non-feasible for all members of the team, no attempt to make it fair for those too far away to attend, no deviation is ever made for the location either. Free meal and alcohol for those in attendance. Equal treatment amongst all is non existent in Opendoor. They preach to you about your ability to grow , gettin involve in the organization but, only allow a select few to engage in those special projects even when interest has been expressed. Heck, the don’t even consider suggestions, just shut you down; you aren’t allowed unless one of the chosen. There’s a lot wrong here and it goes against everything this company sells when recruiting a candidate. One of the most concerning aspect is how third party contractors and employees advise management about problem homes prior to purchase and advising them to walk; they buy them anyway, and strip the budget to a address those problems. The resolution to these structurally deficient homes becomes: make them pretty and hide the issues. Buyer beware, in my opinion there’s a serious ethical issue and probably a huge legal issue with no concern for the buyer. Work being completed by non licensed people without permits is common practice. The mantra in Opendoor is do as little work as cheaply as possible, so they can say they did something to justify the extreme price increase and cover to up serious issues. Impossible matrixes numbers are shoved down your throat and then they tie your hands. All work is scrutinized and micro-managed. They don’t manage people here, they only manage data. I’ve always hoped it would get better but, it doesn’t. I finally had to move along. Apparently, it’s in the air; the exodus has begun many of the higher ranking people have and are leaving, stock continues to tank and there is a sense of a catastrophic Zillow failure in the air; despite all the manure they feed you. Last but not least, don’t speak up, they’ll call you a liar. This one is a hard pass, take it from one who has lived it.

The job roles are not very clear, and multiple teams seem to not know what their entire role entails, things tend to get blurred together. Management does their best with what is provided to them. However, there is a lot of back and forth (thrash) and short notice with new procedures/workflows that they want implemented within 2 days of seeing the new process. The company has added more work with very little incentives. The company makes the role harder than it needs to be and are incredibly resistant to ideas or ways to improve the workflows unless you are a stakeholder. The only opportunity for a raise is based on an annual review of the average labor cost and is not guaranteed at the 3% base increase. In my experience, there are/were some amazing managers here, a lot of whom have left over the last 8 months. Some of the managers seem very young in their experience and are not able to provide a clear pathway for your future if you wanted to progess/advance within the company. In recent months, I have heard of many many people being unhappy and it is very sad to see from a company that once had an amazing culture. If you are an internal employee and apply for a different position, you are not informed in any way about why you were not selected for the role. It would be nice to know why and what you can work on so that you reapply in the future.
